EPC Provision in Somerset

You now only require an Energy Performance Certificate in order to sell a property.

This has to be commissioned before marketing can begin, but it does not have to have been delivered. Full rules are explained on the "NEWS" page.

Rental properties also need an EPC, and it should be in place before the property is advertised for rent.

Once a property has an EPC, any estate agent can be used.

You still need one even if you sell your property privately.

The EPC is valid for TEN YEARS, so you do not need to get a new one for a change of tenant or a sale if the property already has an existing one.

If you know your property already has one, but you have lost your copy, you can report a "lost RRN" at www.epcregister.com and you should be able to get hold of it.

If you experience any difficulty with this, or you do not know whether the property has a valid EPC or not, please give Chris Watkins a call and he will gladly check it out for you (no charge).

Chris (of Homecertify) is readily available to supply an EPC and will always attempt to inspect and deliver the report as quickly as possible.

The survey involves around 40 minutes at the property, and the report is usually available later the same day.
