Energy Performance Certificate


NEWS: The EPC is changing. 

From April 1st 2012, all Energy Assessors are required to have studied and passed an exam on the new format and requirements, or they will not be allowed to supply the EPC any more.


You require an Energy Performance Certificate in order to sell a property.

Rental properties also need an EPC, and it should be in place before the property is advertised for rent.

You do not have to order the EPC from an estate agent. In fact, if you obtain it independently from Chris Watkins, it might cost less, and you have it in your own hands.

You still need one even if you sell your property privately.

The EPC is valid for TEN YEARS, so you do not need to get a new one for a change of tenant or a sale if the property already has an existing one.

If you obtain your own EPC directly from Chris, you can choose whichever estate agent you like, take the property off the market, change to another agent, using the same original EPC because it will be yours. You can even transfer it to the new owner, who can use it for the remainder of its validity, even for rental if required.

If you know your property already has one, but you have lost your copy, you can report a "lost RRN" at www.epcregister.com and you should be able to get hold of it.

The survey involves around 40 minutes at the property, and the report is usually available later the same day.

Chris Watkins has also been appointed a "Site Auditor" by his accreditation body. This means he attends inspections done by other Assessors, and conducts a Compliance Audit on behalf of NHER. Such audits are obligatory under Regulations.
