LANDLORDS and LETTING AGENTS

Rental properties require an EPC in order to be advertised for let. The rental EPC is presently set to be valid for ten years, so as things stand, subsequent tenant changes will not necessitate a new EPC until the ten years has expired.

Homecertify can produce the required EPC quickly and efficiently, easily fitting in with the "between-tenant" period, requiring only an hour at the premises. You will have the required certificate within a day. The cost is £60 and there is no VAT.

Rental properties are varied in type, so for example a building divided into 4 flats could be covered at an agreed "all-in" fee, rather than paying for them all individually, if they could all be done at the same time.

HIPs for Trade Clients

If a trade client would like the facility to be able to order HIPs online, this can be done via Somerset Energy Assessors Association, which trades as SEAA Ltd. The price is competitive with other providers and there is a county-wide backup of Assessors so you will never be let down.

EPCs for Somerset Estate Agents and Solicitors

Homecertify will gladly sign up to conduct EPCs for inclusion in the HIPs you supply. If you use a large national HIP Provider it is a simple matter to specify a "preferred supplier of EPC" on their order form.

If your expected volume is high or you have multiple branches, Chris could still do your inspections for you, but in cases of absence, overload, etc, there is a pool of local Assessors in support, via Somerset Energy Assessors Association.

FLOOR PLANS

Estate Agents: - Without wishing to tread on anybody's toes, would it make sense for you to have a floor plan prepared at the same time as the EPC inspection? Homecertify can supply a fully professional plan (with the option of a 3-D plan or 3-D walkthrough), made available to you via web, email or on disc, in association with Metropix.

So if it makes sense to cut down the visits to the property and reduce the disturbance to the vendors, talk to Homecertify about getting the floor plan done at the same time. You know it makes sense.
